The home/commercial inspection is to notify you, the buyer, of any problems visually detected in the property by our Certified Master Home Inspector. We perform a thorough visual inspection of the home to include Infra-Red (IR) photos to aid in detecting insulation issues or leaks when needed.
The stucco moisture inspection determines the health of the stucco system using both noninvasive and invasive probing techniques. The detailed report provides the moisture levels detected behind the stucco (substrate) and detail photos of areas that need repair.
The wind mitigation is for the homeowner’s insurance company to assist in reducing the homeowner’s insurance. It essentially provides proof of wind mitigating items (hurricane clips, nail pattern, roof decking depth, etc.) that can assist in potentially reducing the cost to insure your home. You must send the insurance company the wind mitigation form AND the wind mitigation photos as the photos show proof of mitigating items.
The 4 Point Insurance inspection is completed on the Citizen's forms and is for the homeowner’s insurance company to assist in insuring your home. It essentially provides proof of age and functionality of HVAC, plumbing, electrical, and roof.
The roof certification is needed when there aren't any re-roof permits on file with the city or the county. The roof certification states the age of the roof and the number of useful years left on the roof based upon our professional opinion. The roof certification is needed for the home, 4 point, and wind mitigation reports.
The lead test is suggested for older homes built prior to 1977 as lead based paint was frequently used during those years, Lead test strips are used on random spots of the interior and/or exterior paint to determine the existence of lead content in the paint. Photos and results are listed inside the home inspection report.
The home inspection provides comments regarding the functionality and discrepancies found at the time of inspection for smoke alarms (if they exist), door locks, closet doors, electrical outlets, the HVAC system, water heater, kitchen appliances, plumbing and any visible cracks, visible signs of mold and/or visible signs of leaking in the ceilings, walls, or plumbing areas under sinks and around toilets. For homes with roofs not covered by an HOA, I visually inspect the attic space, the roof decking, and the roof covering (e.g., shingles, metal, or clay tile).
